General Auto Insurance

If you are a small business owner, it's crucial to obtain the right insurance policies that protects your bottom line. You may be confused about two basic kinds of coverage: general liability insurance and umbrella insurance.

If you are unsure about what these products will do for your business, read on for a comprehensive breakdown of both types.

What is general liability insurance?

General liability insurance is a basic kind of coverage that protects your business against claims of bodily injury or property damage. Every small business, including those you operate from your home, should carry this kind of coverage. There are three key ways this kind of coverage will protect you:

  1. Products liability--this kicks in when you manufacture, distribute, or sell a product. If any of your products are defective and cause harm to other people, this coverage will help pay your legal fees and settlements in the event of a lawsuit.
  2. Premises liability--this kicks in when you occupy, own, or rent a place of business. If someone slips and falls while in your store, this coverage will pay legal fees, medical costs, and settlements.
  3. Completed operations liability--this coverage is essential for contractors. It protects the work you have done on a building even after the work has been completed. So if you have recently built a walkway and it collapses, this coverage will pay the damages and any lawsuits that arise.

General liability provides the first line of defense from claims arising out of your operations and premise liability. It can help protect your business and save your bottom line in the event of an accident.

What is umbrella insurance?

Umbrella insurance is a kind of coverage that sits on top of your existing liability coverage. This includes your general liability, your auto liability and your employers liability policies. When that policy's aggregate or per occurrence limit has been reached, the umbrella kicks in and pays any remaining costs up to the policy limit.

All businesses should carry this kind of coverage, but most small business owners try to get by without it, hoping a disaster will never hit their companies. Unfortunately, accidents do happen, and an umbrella policy can stand between your business and bankruptcy.

What kind of coverage do I need?

Ideally, you should have both. A general liability policy will provide the first line of coverage for any liability from your operations, products and premises. A comprehensive umbrella policy provides additional protection for not only your general liability, but also your auto and employers liability when large claims occur.

For example, consider a bad accident caused by one of your employees in a company car. The settlement from that kind of lawsuit can reach in the tens of millions of dollars. Umbrella coverage will kick in when your liability limit is reached, paying the remaining bills and keeping your company solvent.

Frequently Asked Questions

  1. QUESTION:

I'm looking for a cheaper car insurance, I have progressive it suppost to be cheap and now it can higher. I heard about the general but I want to know if it really cheap. Anybody

  2. QUESTION:
Is Western General auto insurance any good?
I got a quote from survival for auto insurance that was better than most others. The company who is insuring me is western general. I never heard of this company and am a bit worried about how they handle accidents. Are anyone else insured by Western General? If so how are they and how do you rate them?

    • ANSWER:
If they're cheap, I'd take it. Go with the cheapest company

Insurance companies all like to paint a rosy picture about how they handle accidents and how helpful and friendly they are in their commercials, but it's all BS.

It's the insurance adjuster's job to try to pay you as little money as possible and to slap at least part of the blame on you so your rate can be raised.

  3. QUESTION:
who is normally allowed to drive your car under most general auto insurance policies?

    • ANSWER:
Normally any licensed driver may operate the vehicle with the owner's permission.

There are some exceptions to this. If the driver lives in the owner's household they must be listed on the policy as an authorized operator. Additionally some policies restrict operation to non-listed drivers to over 21 or over 25. That's pretty common in the UK but rare in the US.

Auto insurance follows the vehicle, not the driver. SOME policies extend the coverage of the named insured or listed drivers to any vehicle operated by them but this is not universal. Sometimes this is restricted to a temporary replacement vehicle while yours is being repaired or is out of service due to breakdown or accident. Others cover any vehicle at any time such as a rental when you're traveling or if you borrow a car from a friend. In these cases the insurance is secondary to the owner's coverage and will only pay once the owner's coverage is used up.

  4. QUESTION:

    • ANSWER:

AZ people unless its offered other places

    • ANSWER:
I am not in AZ... but someone I had an accident with had that company... I think it was of no good.

  7. QUESTION:
I got a cheap quote from The General Auto Insurance company?
and I think its too cheap to be true, it was a 6 month premium for 4 with a down payment of , is this a scam or is it a legit quote/company????

    • ANSWER:
I would definitely caution you on any car insurance quote that seems too good to be true. Make sure you find out exactly what your coverage includes and what your deductible would be. Many of these companies will lure you in by giving you a low ball quote upfront and then you find that you have a huge deductible payment if you get in an accident or you don't have comprehensive coverage to cover repairs or replacement of your car. It doesn't hurt anything to get quotes from a few different companies. If one ends up being way below the average of the other ones, I'd be very careful and make sure they put it in writing and show you exactly what you are getting. You can still save money on your car insurance, you just have to be smart about it and make sure you get a good value for your money.

If I get a general loanfrom Fifth Third Bank, do I have to have full coverage auto insurance?
I'm looking to buy a 1998 Grand Prix GT for 00 and looking to take out a loan to do it. I'm not getting an auto loan, but instead a general loan. I was wondering if anyone knows if I'll need to have full coverage insurance on the car while I'm repaying the loan? Thanks.

    • ANSWER:
If you are using the car as collateral you will have to have full coverage. If you are just taking out an unsecured personal loan then you won't need full coverage. Think about what will happen if the car is totaled will you be able to make the loan payments and afford to purchase new transportation? You might want to but full coverage even if they don't require it while you still have the loan.

  11. QUESTION:
is access general auto insurance any good?

  12. QUESTION:
Anchor General Auto Insurance Skimping on the Bill.?
I live in California. I was in an accident over a year ago and had my vehicle fixed at Anchor Generals PPO shop. After over 2 months of not having a car I got it back and a horrible job was done. I'm a full time student and I work full time. So I didn't send the car back to the shop for repairs because I couldn't be out of a vehicle any longer. I just recently found my vehicle badly vandalized and instead of going to their horrible PPO shop I'm taking it to a highly recommended body shop for the repairs but because I am, the insurance company is penalizing me for 20% of the damages on top of my 0 deductible for doing so. I don't think this is right at all. I don't pay 80% of my bill for them to pay 80% of the work. Does anyone else have this problem? Even with a different insurance company?

    • ANSWER:
Anchor General can do this as do most non-standard auto insurance carriers. They prefer you to take it to their PPO to save on repair costs, and obviously to avoid fraud. That stipulation is located on your policy packet you received when you first got your insurance policy.

If you have no tickets or accidents, over 3 years licensed in the U.S., and over 25 don't even bother going to a non-standard carrier. Go check out Triple A, Geico, Wawanesa, Farmers and any othe preferred carrier. They carry less provisions.

  13. QUESTION:
If auto insurance will pay a claim when the insured is at fault, why is it different with general liabilty?
This deals with contractors and sub-contractors. If I am paying for a general liability claim why won't insurance cover damages in an accident?

    • ANSWER:
Ah, I just sent you an email on this. Your GL policy has an EXCLUSION in it, for damage to YOUR WORK. So, if you drive into it with your car, your auto policy does NOT have an exclusion, as long as it belongs to someone else, it's covered under your property damage liability of your auto policy.

But damage to YOUR WORK, including but not limited to faulty workmanship, is specifically excluded under your GL policy.

There MIGHT be some coverage for an accident (but not faulty workmanship) under the builder's risk or installment floater in place, by the GC or the owner. On the CGL form, refer to exclusions, section j. damage to property, paragraphs 5 & 6 - excluding damage to the part of real property that you or any contractors or subs working directly or indirectly on your behalf, performing operations, if the work was incorrectly performed by you, and K & L, property damage to your product or work, including products & completed operations.

Might be TMI, if you've even read this far . . .

  14. QUESTION:
What is non-standard auto insurance (such as Anchor General?)?
I was hit by someone insured by this company. I hadn't heard of them
    and neither has my mechanic.

    • ANSWER:
Non-standard carriers are carriers that specialize in higher risk drivers (young drivers, odten-ticketed drivers, etc). You don't hear about them as much, because they have insurance agencies sell for them. For example, Anchor General will offer an insurance agency a commission to sell their company to the public. They, in turn, will sell Anchor General to the public. This is how smaller insurance companies save on advertisement.

Companies like AAA, Allstate, Farmers, Geico, State Farm, etc are known as preferred carriers. They specialize in low-risk drivers, and offer low rates and extra discounts to good drivers.

Sometimes company names are irrelevant in claims. I've had clients tell me some of the preferred carriers are bad with claims. It's really about the adjuster you deal with.

  15. QUESTION:
Poll: do you think "the general" auto insurance seems like a legit insurance company?
I personally don't think it looks like a really established place. The commercials don't look professional whereas other companies are more formal.

Auto insurance company that wants me to pay upfront?
I need general information concerning auto insurance complanies that pay claims directly to the driver. I just want them to cover all costs associated with the claim! What, if any, legal action can I take to have the matter proceed in my favor?

    • ANSWER:
File it through your ins co. You will pay the deduct but your ins will cover the costs and get reimbursement from the other ins co.

    • ANSWER:

  19. QUESTION:
Help with general terms for most auto insurance policies.?
I started working on this, but I want to double check my answeres before I submit it. Please help me.

Bob Brown was recently involved in a minor auto accident. His car was hit from behind, and he, in turn, slammed into the car in front of him. He would like someone to explain his coverage and show him where, in his auto policy, each of his losses might be covered. The explanantion of coverage and the location of coverage should be in general terms for most auto insurance policies, please do not use only your personal auto insurance policy as your guide for your response.

Help him out by doing that for each of the following items.

The cost of a medical checkup for his passenger, Ruth
The front and rear damage to his car
The damage to the car in front of him
The damage to the car behind him
The total amount of liability protection for bodily harm and property damage

    • ANSWER:
Assuming Bob was at a complete stop when he was rearended, he would not be at-fault for the accident. Let's also say, that Bob has Personal Injury Protection because he lives in a No-Fault state and also has medical payment coverage which covers the driver and all occupants regardless of fault. This would be on the Declarations Page.

1.) The PIP coverage and/or medical payment coverage. Either of these coverages would pay for a percent or the entire amount of his passenger's check up.

2.) The damage to Bob's vehicle is covered under his Collision Coverage, less his deductible. If he is not at fault, then his insurance company will subrogate against the at fault driver.

3.) Property damage would pay for the vehicle in front of him, but given the accident scenerio, he does not have any liability.

4.) The guy in back of him was legally liable for the damage to all vehicles including his own.

5.) Refer to the Declarations page under Limits of Liability. They may read something like, ,000 per person/0,000 per accident/,000 property damage.

  20. QUESTION:
I have a small office cleaning business, will my customers ask for proof of my auto insurance?
Will they need proof of auto insurance or just a certificate of insurance of general liability insurance to cover slip and fall cases etc.?

    • ANSWER:
I can't think of a reason they would need your auto insurance. You're not using your car to clean their offices.

However, if you don't have auto insurance, you need to get it for your own protection. You don't want to risk losing everything you've worked for in a lawsuit should you have an accident.

The liability is to protect them from any damage you might do or cause in the course of your work. Obviously, you need to do everything in your power not to cause any damage or leave a floor covered with soapy water and cause someone to fall but they need to be protected in case something does happen.

  21. QUESTION:
    Car insurance:The general/Safe auto?
What do you guys think about the general and or safe auto? I need personal reviews because I'm looking into choosing one or the other. I'll appreciate it greatly thanks in advance ^^

    • ANSWER:
I, personally, would not choose either of them... but that's mostly because I want more than the state minimum coverage. Usually, that's liability and nothing else... it would not cover, for example, theft, vandalism, or weather damage.

  22. QUESTION:
    Auto Insurance Questions/Concerns..?
This is for anyone that can help answer my questions for auto insurance, last night there was bad storm and large hail that dented my car in so many ways from the hood to the top of my car, I contacted my insurance provider to file out a claim and was advised an adjuster would contact me back within 24-48 hours? is this how claims works out? I currently have Lindsay General Auto Insurance from getautoinsurance.com, can anyone tell me the steps and procedures that will occur the next few days (whats gonna happen?) or what usually happens?

    • ANSWER:
The adjuster will examine the damage and offer you a settlement based on the extent of loss and the value of the vehicle. They sometimes make out a check, and other times they advise you the cost of the damage and allow you to have repair done up to that value. If the cost of repairs exceed value of the car, they will "total it out" and offer to pay all that to you as you surrender the car to them.

  23. QUESTION:
    Auto Insurance?
I live in florida and had direct general auto insurance. I got a new policy with geico that is cheaper per month and wanted to cancel direct, and they told me I have to come to their office to cancel. I am not about to drive 30 miles to their office in my old beater truck that goes through a quart a day, and stalls every other block, just to cancel insurance that costs more per month than my whole truck was. Will my license get suspened or will they just cancel the policy if I just abandon it and use geico?

    • ANSWER:
As long as you have continuous coverage, meaning that you have the Geico policy in effect before you cancel (or allow to lapse for non payment) the direct general policy, the state will have no problem!

Send the agent a certified letter requesting that your policy be canceled as of the day after the geico policy starts!

  24. QUESTION:
Why do liberals compare the health care mandate to auto insurance mandates?
Your auto insurance mandate argument ignores the federal structure of the United States government. There is no federal auto insurance mandate. These are all state or local level laws. These kinds of laws are unconstitutional in a few ways, including under the 10th Amendment. Since regulating motor vehicles and their operations fall under the domain of the states, the federal government has no authority here. Furthermore, one cannot ever avoid the health insurance mandate like someone can avoid an auto insurance mandate. No one forces people to drive. People are free to choose to walk, use public transportation, carpool, etc. Avoiding the health insurance mandate would require someone to relinquish their United States citizenship.

This isn't portion isn't directed at you, but at the peanut gallery in general:
The individual health insurance mandate is not authorized by Congress' taxation authority because it is not a tax. Tax revenue is paid by taxpayers directly to the government, while premiums paid due to the mandate will go directly to private entities (i.e. insurance companies).
What good is a mandate you can opt-out of? Winning logic!
Wow, so many straw man arguments from the libs! The topic at hand is finding the constitutional authority for the mandate, not to prove its benefits nor its origins.

    Learn to argue.

    • ANSWER:
      Some do, some don't.

Most simply point out that it was A REPUBLICAN - Mitt Romney - who developed the model - in which he pointed out that it's simply a matter of PERSONAL RESPONSIBILITY to purchase Health Care Insurance.

      So - he MANDATED it.

But of course - if Democrats do it ... it's called SOCIALISM.

When REPUBLICANS do it - - - it's sound policy.

LOL ... Just goes to show you - Republicans are American Hating Partisan Hacks.

Thanks for providing me the opportunity to prove that.

  28. QUESTION:
What is a typical range of costs for teen auto insurance?
I have to say - this field is RIPE for a good consumer survey that gives some general ranges of insurance by state or region. Nearly everything online - (correction - EVERYthing) on line links to get quotes from insurers (commercial sites) . Fine, but suppose a kid is in the early stages of learning about cars and parents are new to the kid driver insurance game and they just want to get a feel for ranges of prices based on region, car type, first time driver, male/female, etc. Let's assume a modest new car in the ,000 new range and a responsible kid with middle income family - good insurance history. The new driver is added to current parent policies. Is the range 00 to 00? Or narrower ... 00 - 00.

    • ANSWER:
I have seen insurance go up by 800-over 5,000 by adding on the first teen driver. The best bet, and easiest way to save money is to find a company that will actually let you rate the driver to the vehicle they drive and NOT the highest rated driver to the highest rated car (which is what a LOT of them do). If you can find a company that will do this, buy a car that you will not need full coverage on. This will save the most money.

  29. QUESTION:
Regarding auto insurance, is it allowed to add my friend while visiting her in AZ?
I live in California. I am visiting a friend in Arizona for 3 months and staying at her home. She will be driving my vehicle frequently. Although my policy covers any driver, should I or am I allowed to add her to my auto policy? Even if she has an AZ license?
I'm assuming they would have to check her AZ record?
I'm wondering how all this works. My insurance provider is "Clearside General" and I cannot get a hold of them quickly enough... on hold forever!

  30. QUESTION:
Does anybody have operators insurance as opposed to auto insurance?
I dont have a vehicle but i need to be insured as a driver. I cant find any auto insurance places that allow this. I have tried Allstate, Progressive, Geico....the only one that will do it is the General. Do you know of any others? I wuold atleast like to know if I have more options b4 i sign onto the General.

    • ANSWER:
Progressive will do a named nonowner policy (what you call an operator policy) as long as you do not have a car that is available for your regular use or any car in your household. So, you can only get this if you live alone or none of the people in your house have a car. This is because there is an exclusion in the auto policy that states it will NOT cover a vehicle furnished or available for your regular use. If there is a car in your household (means it is available unless you are expressly forbidden to ever drive it - even in an emergency), the nonowner policy is worthless. If this is the case, to be properly insured, you need to be added as a driver to the insurance of the vehicle owner.

  34. QUESTION:
I'm about to shop for auto insurance, but I'm afraid it could hurt me?
I know that too many inquiries will look bad on a credit report. The guy at my current insurance office said inquiries for auto insurance aren't the same as others and dont bring my credit score down. Im not sure if he's lying or not. The last time I checked my report, I had 2 inquiries on it from when they looked for the best rate for me last time in Sept. He also said they could "shop for me (for the best rate) at agencies that dont go off of credit scores". Why are there some agencies that use my credit score and some that don't- whats the difference? Does it affect my score/ look bad in general to have sevral inquiries from auto insurance agencies?

    • ANSWER:
Shopping for auto-insurance will definitely NOT hurt your credit score. Be wary of insurance agents that ask for your SSN during the quote process, in this case they will be doing a credit report, which WILL hurt you.

99% of the time auto-insurance providers won't ask for SSN so you are in the clear. I'd suggest going through multiple online quotes to see who provides the best deal, that way you can also confirm that no SSN is being requested. If one asks, just move on, there are hundreds of companies offering free online quotes. To get you started here's a free quote that you can get with my current provider: http://www.rsrvr.com/auto-insurance-quote/

  35. QUESTION:
Why is there no competition amongst Massachusetts auto insurance?
I have to write a term paper about a state, local, or federal issue and I've decided to write about why massachusetts is the only state in the coutry that will now allow any competition amongst auto insurance providers. It's an issue amongst drivers state-wide and Im wondering if anyone knows anything about this obscene policy that might help me put this puzzle together. If anyone has any websites or just general knowledge that may help me, I would appreciate it.

    • ANSWER:
Will the last insurance company in Mass please turn out the lights when they leave? I work at a small auto insurance company and when I want to cut the tension in a meeting, I suggest we sell in Massachusetts; breaks 'em up every time. Even GEICO sells in 49 states, everywhere but Mass.

The Mass insurance commissioner & legislature only allow 1 policy the be sold and sets rates that insurers can charge. Mass drivers have no real incentive to keep a clean driving record and companies have no incentive to find good drivers. The 15 or so auto insurers in the state like the way things work so pay big $$ to the legislature to keep things the way they are. Once in a while someone brings up the 'reform' word and kick it around but nothing ever really changes.

In ten words or less, overregulation of the industry. No competition, no cost controls. Mass has 15 companies competing, Ohio has over 600.

Try insurancejournal.com and search for Mass & auto; there are lots of articles.

Will Michigan Attorney General Mike Cox sue so that we won't be forced to buy insurance?

    When will it end?
When will Mike Cox finally sack-up and sue on behalf of Michigan residents who don't want to buy auto insurance, liability insurance, or malpractice insurance?

Question for auto insurance agents/assistants (especially State Farm)-?
Just a general question on auto insurance & how these policies are handled by the agent we pay our premiums to - (note, I am a bit ticked as I write this so please excuse) - about a month ago my truck was parked in a friend's driveway - my friend accidently backed into it and damaged the bedside (quarter) panel. Its in the shop now getting a new panel installed, & painted. No issue there. What annoys me to no end is this - when I contacted my state farm agent here after the accident happened, he of course "subrogated" the entire claim to my friend's insurance co since friend was 'at-fault' completely. OK. Translation to me is: "I" get to do ALL the legwork, go after friend's insurance company, make all the LD phone calls, faxes, emails, and run around to get all the bodyshop estimates & approvals, submit to friend's company, take my car in, get a dirty little rental car for a week or 2 while its being fixed, etc etc. OK, I am up with all that too, although it ticks me off to no end that "YOUR OWN" agent can wash his hands of the entire deal, and make you do ALL the work on a claim, when it is NOT even your fault. But OK. Finally, here's the 'rub'. I get a call today from my agent's secretary saying "Hello Mr Jones - in light of your "RECENT CLAIM" we'd like to sit down with you and review all your policies & coverages" !!! WTF ??!! MY CLAIM !!??? This damn accident was NOT my fault, and "MY" agent did not do jack sh*t to help me process and complete this claim, I HAD TO DO IT ALL !! So now he has the balls to call me up and say "In light of MY RECENT CLAIM" !!!! I feel like punching his whiney little face in, to be frank - so agents/assitants out there (especially you state farmers) WHAT IS UP WITH THIS CALL I JUST GOT from my agent?? I feel like telling him to shove his "review of my policy". haha !! WTF ??
Thanks for that info - So does that mean my policy premium will go up or not? The claim was not my fault - it was the other party's fault - so I don't see where my policy cost should rise because my agent is aware of the claim ??

    • ANSWER:
Unfortunately, I get this question all the time because agents don't bother to explain to their customers how the claims process works. If you called your agent to report the accident, you filed a claim with your insurance company. Even though you canceled it later, the claim was still filed.

If your insurance company is recovering the money from the other party (subrogation), it is still a claim on YOUR policy. Your insurance company cannot collect money from the other insurance company (subrogation) unless they pay out funds to fix your car. If you had contacted the other driver's insurance company directly to work with them, there would be no claim on your policy.

  38. QUESTION:
Who is the best auto insurance agency?
Currently have USAA, but it seems that they just charge for the general population rather than going into more personal charges. Since they are not locally based in NV, they charge for all the other boneheads out here rather than my own driving record.

what car specifications raise auto insurance?
for instance, a red car will typically be more expensive than, say, a tan car. my girlfriend says 2-door cars also raise the price cuz then they're automatically considered a sports car, but i doubt that... though theres gotta be some truth to the 2door being more expensive, but only on certain makes, so you shouldn't use it as a general rule of thumb, right?

Hello, I just stumbled across your post and I may be able to help. My name is Lee and I'm an insurance agent in Pennsylvania. I work for an insurance agency with over 30 companies, so I know how aggravating it can be shopping for insurance. It's almost impossible to tell what the cheapest would be just by giving an estimate. Each company is different, and thus, each rates different drivers differently. So basically, it's hard to say WHO would be cheapest..but I could help you better if I knew what KIND of coverage you're looking for. You can contact me if you'd like to know more, and I would be more than happy to help you.

Hope this has kind of helped :)

    Auto Insurance Policies...Help Please!?!?!?
Bob Brown was recently involved in a minor auto accident. His car was hit from behind, and he, in turn, slammed into the car in front of him. He would like someone to explain his coverage and show him where, in his auto policy, each of his losses might be covered. The explanation of coverage and the location of coverage should be in general terms for most auto insurance policies, please do not use only your personal auto insurance policy as your guide for your response.

Help him out by doing that for each of the following items.

    1. The cost of a medical checkup for his passenger, Ruth
    2. The front and rear damage to his car

    4. The damage to the car behind him

  46. QUESTION:
Is there a safe and accurate way to search online for auto insurance quotes...?
Don't want to enter social security number or actual home address for that matter.

Using age, driving record, general home address (city and state) and of course the required car info...Is there a site that would give you an accurate range of what it would cost to insure a vehicle in NY state?

Personal experience is best , but all knowledgeable info would be greatly appreciated.

    Thanks!

    • ANSWER:
And why don't you just call each of the companies and get the quotes on the phone? I have yet to have to provide my SSN, or address when doing that.

  47. QUESTION:
what is the average cost of auto insurance for a 21 year old male?
if i could get a price range as well that would be great. i know it changes based on a whole bunch of other things but i would just like to know a general price range and average to budget. thank you

    • ANSWER:
Costs for auto insurance vary by the type of auto, your personal information, location, driving record, discounts you may be eligible for, et.al. I'm an agent in Texas and it is usually a little higher for someone your age than someone 25 and married...but if you have a clean record that will help tremendously. An independent agent, someone who represents multiple companies, can shop several companies to get you the best rates. Good luck.

  48. QUESTION:
General Contractor looking for General Liability Insurance for another state?
I am currently a Residential contractor looking for General Liability Insurance that would cover me in other states as in Georgia. I was wondering if anyone knowes of an Insurance company that may underwrite my buisness for structural repairs. It may seem as simple as asking my insurance company"state auto" but they are having a hard time finding a company that would underwrite this.

    • ANSWER:
Your OWN general liability policy most likely will cover you! I've seen HUNDREDS of these, and some of the rating is based on "radius of operations", but that's mostly the auto part. The standard liability policy in the US has a territory of "The United States, it's territories and posessions".

If your business is "structural repairs", there will no doubt be more questions - like is it below ground, or above ground? And is residential limited to single family homes, under four units, or above four units?.

You need a new agent - a local, independent agent who can farm this out to a couple wholesalers to get a taker. If you haven't had GL coverage before, then you'll likely end up in the surplus market - ESPECIALLY if you'll be subbing out more than 25% of the work (because actually that makes you a GENERAL CONTRACTOR). But there are quite a few carriers that do your line of business. It's just not going to be a 0 policy, ya know?
